Choosing your real estate professional is, the most important decision you will make when selling property.  The 3 statistics on my Home Page will reveal the bottom line “Specialization” of any Listing Agent. Many Sellers choose an Agent who recommends the highest price or the lowest commission or even a relative or a friend. Unfortunately for many Sellers, these initial marketing mistakes will eventually cost them 5%, 10% and more of their final sales price. Strategic market pricing, cost effective conditioning, the correct marketing and the best negotiating will garner you the highest price and the most money. It is that simple. Do you want to hire someone who tells you what you want to “hear” or do you want to hire someone who will maximize your net profit? The choice is yours to make.


Tips for Sellers:

Make first impressions count: You can never get a first impression twice. Take time to carefully prepare for showings:

• Cut the grass, pull weeds, trim trees and plants
• Remove any clutter from the yard and walkways
• Wash steps, windows, railings, doors, etc
• Paint if necessary

Scrub, dust, clean and fix up: Clean until your home shines. “De-clutter” your home. Make all necessary repairs. Small things will either make a potential buyer stay or walk. Remember to:

• Clean tubs, toilets and showers and hang fresh towels
• Shampoo carpets
• Oil squeaky doors, fix broken hinges, light switches and leaky faucets
• Make rooms show "bigger", clean out closets and garages

Take a whiff: Nothing will turn a buyer away faster than an odd smell. Try to Eliminate smoking, food and pet odors.

Turn on the lights. Open shades and draperies before a viewing. Open all doors inside home. Turn on inside and outside lights.

Music is What Sets the Mood:  Play instrumental music with low volume.

Listen to suggestions:  Don't rely solely on your own judgment.  Your Agent should have helpful, professional tips on how to make your home more marketable.

Let potential buyers "see" themselves in your home. Too many personal items can make viewers feel like they're intruding in someone else's home. "De-personalize".  Decorate in neutral colors.

Get out of the house. When buyers view your home, they'll be more comfortable and spend more time if you're not there.  According to the National Association of Realtors, if a Seller is present during a showing, the chance of a sale decreases by 95%.  Let the Buyer's Agent do the work.

Stay unemotional during negotiations. Selling your home can be emotionally charged, but don't let that stand in the way of making a deal. Don't major in the minors.  Have a business-like attitude during the process.
